Buying A Home Out-Of-State? 4 Tips To Take The Stress Out Of The Process

Buying a new home can be stressful, especially if you're trying to buy a home in another state. For one thing, you're not there to take care of the details. For another, you're not there to physically look at the houses. Those issues alone can lead to sleepless nights, stressful days, and more than your fair share of headaches. If you're in the process of buying a home in another state, you're going to need all the help you can get. Here are four tips that can help alleviate some of the stress you're probably experiencing.

Hire a Buyer's Agent

Now that you're buying a home in another state, you're going to need an advocate as  you look at residential listings. Someone who's familiar with the area where you'll be moving, and who understands the real estate laws for that state. You're going to need a buyer's agent. A buyer's agent will work exclusively for you, which means you'll know that your needs and interests are going to come first. Not only that, but in most cases, the seller will pay the costs associated with a buyer's agent.

Arrange Online Tours

You're not going to be there to physically look at every home you're interested in, but you'll still need to see them. That's where online tours come in handy. During your search for homes, try to choose homes that offer an online tour of the premises. If you do find a home that doesn't offer an online tour, ask your agent to do a video walk-thru for you. This will allow you to see the available homes, and narrow your search down to just a few select options.

Schedule a Weekend Home Inspection

Once you've got your options narrowed down to a few select houses, arrange to fly in for the weekend. Have your agent schedule tours of each of the homes you're interested in on Friday afternoon, so that you can take a second tour of your favorites on Saturday. The weekend home inspections will give you the opportunity to see the homes without taking a big chunk out of your schedule.

Take the Travel Out of the Signatures

 

When you're buying a home out of state, you don't have the time to fly back each time a signature is needed. That's where electronic signatures become beneficial. Make sure your agent is set up to accept electronic signatures for your initial paperwork. This will ensure that your paperwork is processed in a timely manner, and without undue hassle on your end. Once the final paperwork is ready for signatures, you'll be able to fly in on the weekend again, and take care of all the details.
